Project Identification
IDGPM identifies potential development opportunities that meet its specific project requirements. Our team carefully considers sites based on need, affordability, zoning requirements, and profitability to maximize return on investment to our company and our valued investors.
Design & Permitting
IDGPM relies on its internal team and also enlists services of professionals such as architects and engineers to design each project. Our internal team works hand in hand with our design professionals to ensure proper Zoning and Building Permits are obtained.
Financing
IDGPM partners with a trusted bank to obtain a construction loan, typically covering 75%-80% of the total project costs. To meet the remaining 20%-25% required by the bank, IDGPM and its investors contribute capital, with IDGPM personally guaranteeing the loan.
Construction
In most cases, IDGPM will assume the role of General Contractor (GC) and oversee the construction process from inception to completion.
Completion
IDGPM joins forces with its real estate partners to effectively market the completed project, whether for sale or rental. The distribution of investor returns will be executed in accordance with the predefined deal structure, ensuring a fair and structured allocation of profits.
